General information
This beautiful detached house was built in 1995 as a small estate. The solid, energy-efficient exterior walls (d = 45 cm = 11.5 cm facing brick + 4.5 cm air layer + 24 cm Poroton + 5 cm insulation) and the soapstone tiled stove in the living room ensure a pleasant living climate in the transitional period. When it gets colder, the economical gas heating helps out.
The floors of the hallway and kitchen on the first floor, as well as the bathroom in the attic, are heated via the heating return.
In the living room, the floor in front of the soapstone stove is tiled, while the rest of the room is laid with friendly parquet flooring. On the top floor, the cork flooring makes the hallway and bedrooms wonderfully warm underfoot.
The living rooms, kitchen and bathroom are fitted with blinds (some electric) and fly screens.
There is a garage with power connection and an extra utility room on the property. There is also a rainwater cistern for watering the garden.
First floor
The entrance to the house is via the main entrance. The vestibule, with a spacious checkroom and access to the guest toilet, leads to the hallway. From here you reach a utility room, the kitchen, the living room and the second floor via a bright wooden staircase.
The utility room, with access to the northern part of the garden, has a sink and a washing machine connection.
The kitchen offers enough space for a fitted kitchen and dining area. Through the kitchen you have access to a cool storage room with plenty of storage space for everyday items.
Floor-to-ceiling doors to the terraces make the living and dining room the light-flooded heart of this residential building. A satellite system and WLAN ensure unadulterated media enjoyment. The south-facing garden with terrace invites you to enjoy barbecues and sunbathing. The hedge planting to the Tonkuhlenweg provides excellent privacy.
Top floor
A wooden staircase leads from the hallway on the first floor to the hallway on the top floor. From here you can access four rooms, the bathroom and the attic via a folding staircase.
The master bedroom and a guest room/hobby room are located to the north (according to the floor plan). Both offer a beautiful view of the wide meadows around the Dwobäke. The two rooms on the south side offer additional space and are closed off by a fully glazed loggia. This is a wonderful place to relax in bad weather.
The well-insulated attic houses the heating system and additional storage space.
