This is a large detached house that has been in the family for around 40 years.
In the basement, a spacious hallway connects a kitchen with terrace access and bright fitted kitchen (2015), a laundry room with guest shower and sauna (2020),
a large living room with wood-burning fireplace and sliding door to the terrace (both from 2019), a guest WC (modernized in 2008) and a study. Access to the garage is directly from the hallway via a fire door.
On the upper floor there is a master bedroom with access to the balcony, as well as two children's bedrooms, one with access to the balcony and one with a view of the front garden, a guest bedroom (or third children's bedroom), a separate WC and a full bathroom with shower and bathtub (modernized in 2008). A special highlight on the upper floor is the very bright and spacious hallway that connects all the rooms.
With the exception of two rooms, the house has a modern and robust vinyl floor. This was laid in 2019.
The house has a balcony, a southwest-facing sun terrace (newly tiled in 2009) and a double garage, which also connects the two gardens in front and behind the house. In the rear garden there is a pool (dimensions: L*W*D: 7m * 3m * 1.40m) with modern heat pump heating (retrofitted in 2023) and a rustic barbecue house. There is also a small garden shed for equipment.
In general, there have been three major modernizations in the recent past:
- 2008-2009: Modernization of bathroom and toilets, as well as construction of the pool in the garden, new roof covering in zinc, extensive redesign of the garden and terrace
- 2019: Modernization of some windows, the floor, the fireplace, the radiators, the stairs, as well as the laundry room with (guest) shower and Finnish sauna (completed in 2020)
- 2024: Energy-efficient renovation of the roof, including completely new roof tiles, replacement of the insulation between the rafters, replacement of the roof windows, renovation of the interior ceiling (not yet completed).
The complete renovation of the roof carried out this year is due to various water damage that we have suffered with the old roof over the last two years. The zinc roofing from 2008 proved to be massively defective, meaning that the only permanent solution was a new roof. The old formwork and insulation were completely removed, all damaged areas were repaired or replaced, some components were reinforced and a tiled roof was then installed. The external work was completed in October 2024 and was carried out by a renowned roofing company from the area.
The renovation of the upper floor is currently still underway, as the old wooden cladding has to be completely removed and a vapor barrier installed. The new lining will be made with Regips panels and is scheduled for completion in December 2024. A buyer may still be able to incorporate their own wishes here.
The house is heated with a condensing boiler from 2004 and natural gas is used as the energy source. The heating has been serviced annually. The energy (consumption) certificate is still being prepared and will be submitted here at a later date.
A fiber optic connection is available and, if required, there is an Ethernet connection in all living rooms.

Attention!!! The floor plans are still from the construction phase and are no longer up to date. I have therefore marked the current wall layouts and room sections in color. Children's room 3 on the upper floor did not exist in the original plan and children's room 1 and the hallway were smaller than they are now.
The house is located in a quiet residential area of Roetgen. A bus stop for the local bus is approx. 30m away. From here you have access to the local transport network and in particular the SB63 and SB66 express buses.
The town center can be reached on foot in approx. 15 minutes. Here you will find various stores, the elementary school, the town hall, the church and, in the immediate vicinity, 4 daycare centers and sports clubs.
