Built in 1901, this gem (approx. 117 sqm of living space) is located in a 30 km/h zone and is one of the oldest originally preserved town houses in the climatic health resort of Bayrischzell. It is surrounded by an ingrown garden (approx. 838 sqm total area) with a charming view of the picturesque mountain scenery around Bayrischzell. A spacious shed with three separate rooms completes the ensemble.
Due to its only partially renovated original condition, the house has a lot of charm and a high potential for expansion and self-fulfilment.
The house is not a listed building. Nothing stands in the way of your individual modification wishes.
Its size makes it ideal for families with children.
The sale is private and handover is possible from fall 2024.

The village lies at an altitude of 800 meters. The municipality extends between 750 and 1884 meters. It borders the Austrian Tyrol to the south, with Miesbach (23 km) to the south-east and Kufstein (25 km) to the north-west.
The train station (hourly departure to Munich via Holzkirchen) can be reached on foot in 5 minutes.
The house is located on the outskirts of the village, not far from the center. Therefore, important facilities such as bakeries (organic bakery!), grocery stores, butchers, restaurants, doctors or ATMs in the picturesque village center are within walking distance. There is a garage on the outskirts of the village. For families, there is a kindergarten, elementary school and crèche directly in the village.
Further stores and doctors can be found in nearby Fischbachau, in Schliersee and in Miesbach. The nearest hospital is in Agatharied (21 km).
Bayrischzell and the surrounding area offer the most beautiful excursion, sports and leisure opportunities right on the doorstep. In summer, numerous hiking routes to the surrounding mountains and nearby valleys start right in the village, and there are many options for cyclists/bikers. Spitzingsee, Schliersee or Thiersee are not far away.
In winter, there is nothing to stop you skiing at Spitzingsee or Sudelfeld, cross-country skiers will find wonderful trails in Ursprungtalg or Geitau. A ski bus is available free of charge during the winter season when skiing or cross-country skiing.
There is an active club life in the community of Bayrischzell (non-binding selection: Ski club, sports club, equestrian club, tennis club, cultural club), as well as a well-known annual art exhibition. Neighborhood assistance ensures good cooperation.
