The villa is located in a quiet cul-de-sac about 1 km west of the town center. This beautifully renovated Art Nouveau villa is located in the quiet villa district of Gransee and is surrounded by a beautiful, fenced garden. The property includes a large coach house with two separate garages. The house has a full basement and work has begun on the cellar extension. The entrance to the house is reached through a porch. The house is currently divided into two 4-room apartments with kitchen and bathroom. There are two further rooms in the converted attic. The house can also be used as a detached house. In 1998 the house was completely renovated to a high standard, the roof was renewed, etc.
The villa is suitable for complete owner-occupation or partial rental. The cellar could be finished and an office could be set up downstairs and rented out. The coach house could also be converted into a four-room apartment.
The house and garden have been repeatedly renovated since the renovation and are in very good condition. We are in the process of converting to a solar system with heat pump, storage tank and charger instead of the gas connection. This could significantly minimize energy costs.
The town of Gransee with its well-preserved historic town center - founded in 1262 - is nestled in the Fürstenberg lake district and close to Lake Stechlin. The Guest House of the Federal Republic of Germany also belongs to the municipality of Gransee. The medieval town is located in the northern Berlin commuter belt on the B 96 and is therefore easily accessible. You can reach Berlin Central Station (65 km) in 1 hour by car or take the excellent hourly train service to Berlin Central Station in 40 minutes.
The infrastructure is excellent. Kindergarten, primary and secondary schools are within walking distance. All shopping facilities, banks, petrol stations etc. are also within walking distance. Various doctors, specialists and Oberhavel Klinik Gransee are located in the village.
The town of Gransee is located 65 kilometers north of the center of Berlin and has been part of the Oberhavel district since 1993. Gransee received a rail connection at the end of the 19th century with the construction of the Nordbahn. The town is conveniently located. Federal highway 96 runs through Gransee and it is a stop for regional trains on the Berlin-Stralsund railroad line. The regional express train takes you directly to the heart of Berlin in just 40 minutes (hourly service), and it is only about 30 km on the B 96 to Berlin's A 10 freeway. Public transport buses run within the town and the individual districts.
Gransee's main sights are the St. Marien Church, the town fortifications with the Ruppiner Tor, Powder Tower and Weichhäuser, the Luisen Monument in memory of the Prussian Queen Luise, the remains of the Franciscan monastery and the town forest with the Warteturm.
The number of owner-occupied homes in Gransee is constantly increasing. But attractive apartments and houses in established residential areas are also always on offer and can currently be found under real estate.
Fortunately, the historic town center was not destroyed during the war. In 1952, Gransee became the district town of the district of the same name and in 1992 became a member of the working group "Towns with historic town centers in the state of Brandenburg". Since then, the historic old town has been extensively and lovingly renovated and is now once again an inviting place to stroll and shop, with everything from weekly markets to traditional stores.
With the Oberhavel Clinic, the town has a facility with the best medical care. There are also more than 20 doctors' surgeries and 2 pharmacies.
Gransee has 4 daycare centers as well as elementary school, a secondary school and the Strittmatter-Gymnasium.
