KFW 40 QNG standard, loans of EUR 100,000 per apartment are possible at favorable interest rates. The interest rates depend on the repayment period and amount to :
a) 2.08 % for repayment within 10 years
b) 2.55 % for repayment within 25 years
c) 2.63% for repayment within 35 years.
The subsidies are not tied to any personal requirements. They are available both for owner-occupation (program 297) and for letting (program 298).
In the case of program 300 - family promotion, loans of EUR 170,000 per apartment for a family with one child are possible at very low interest rates due to the KFW 40 standard. The interest rates depend on the fixed interest rate and the repayment period and are as follows
1. for a fixed-interest period of 10 years:
a) 0.01 % for repayment within 10 years
b) 0.63 % for repayment within 25 years
c) 0.86% for repayment within 35 years.
2. for a fixed-interest period of 20 years:
a) 2.50 % for repayment within 25 years
b) 3.05 % for repayment within 35 years.
These subsidies are subject to personal conditions. (taxable income (including Luxembourg) - 90,000 - average value 2021 and 2022)
The interest rates change according to the KFW guidelines.
The KFW loans can be applied for and processed via the respective financing bank based in Germany. The required confirmation from the energy consultant can be issued promptly.
Note on renting: If the apartments are purchased by the year of completion and rented out in accordance with the current amendments to the Economic Opportunities Act, they can be depreciated at a declining balance rate of 5% per year based on the respective book value.
