The former Löwenbrauerei Waldshut brewery built in 1900 - the LöwenBau - is a listed building and has been lovingly revitalized with great attention to detail. First occupancy is immediate.
We are in the final stages.
In addition to 31 apartments on the 5 upper floors, there will be 3 commercial units on the first floor and basement.
The building impresses with its unique visibility and perception on the B34 and the historic façade, which lends the building the appropriate respectability.
The apartments that have not yet been let are available for rent, such as the apartment shown here. Please enquire about other apartments that are still available.
In the enclosed LöwenBau exposé you will find all apartment types and sizes.
The apartments are furnished to a high standard in keeping with the building, with real wood parquet floors, solid room and apartment doors (soundproof doors), a high-quality fitted kitchen and, of course, wooden windows with soundproof glazing. The bathrooms have modern fittings, with all-glass shower enclosures, level access, lighting, fittings, towel hooks and a bathroom cabinet.
The rent includes the operating costs arising from the use of the apartment, including janitor and cleaning of the communal areas. In addition, each apartment is provided with a basic internet connection, which is distributed throughout the building via access points. Furthermore, every tenant is free to order a fiber optic connection at their own expense if the services provided do not meet their personal requirements.
The LöwenBau Community area of RheinMarken GmbH on the first floor may be used free of charge, including furniture and technical equipment. Drinks are available for a fee.
Access is centrally via the main staircase. All floors are accessible by elevator, mostly barrier-free, as are the areas in the basement. There is a laundry and drying room for residents in the basement, where washing machines and dryers can be used via a coin-operated machine. Washing machines on the residential floors are not desired.
The apartments are particularly suitable for employees working temporarily in the region as well as people who work in Switzerland but like to live in the "countryside" of Waldshut and appreciate the proximity to the Swiss border.
Whether midstay or longstay, there is something for everyone.
The almost 450 square metre backyard is being redesigned as part of the revitalization. Outdoor seating from the planned stores on the first floor and for the tenants will be provided and create space for attractiveness.
The LöwenBau has the potential to create a new and attractive place to linger on the first floor and in the inner courtyard. For communication, after work and socializing.
See enclosed expose.
The rental includes the operating costs and the basic internet connection available in the building. A separate connection must be ordered for any additional internet requirements.
The property is let directly via the owner, RheinMarken GmbH, without commission being charged. The intention is for medium to long-term rental agreements and a rental use and tenant occupancy that meet the high standards of the building.
