The building at Mannheimer Strasse 68 in Mannheim-Käfertal, erected in 1898 by the well-known master builder Georg Welz, is a cultural monument within the meaning of § 2 DSchG Baden-Württemberg, the preservation of which is in the public interest, particularly for artistic reasons.
Between 2014 and 2017, the property was completely renovated and brought up to date in terms of energy efficiency, also under monument preservation requirements. The top floor was completely rebuilt with an exposed roof truss and rafter insulation.
As part of the refurbishment, the entire electrical system and sanitary facilities, including toilets and bathrooms, were renewed and triple-glazed wooden windows with electric aluminum shutters were installed. The heating was converted from oil to gas. A district heating connection is possible at any time.
The floor coverings on the first floor are historic cement tiles from Villeroy & Boch. The other rooms have oak parquet flooring or oak planks.
The façade with its ornate sandstone elements was expertly restored by a stonemason. The courtyard with outdoor area was newly laid out with natural stone paving.
The property has a living space of approx. 272 sqm and has a full basement including an air-raid shelter with an additional usable area of approx. 81 sqm. The plot size is 668 sqm. There is a garage and several parking spaces in the courtyard.
The property can be used for residential purposes, e.g. for a multi-generational family, or as an office (living and working under one roof).
