This exceptional property is an extension to an apartment building, in which there is a 5-room condominium and a 2-room condominium. As an additional highlight, a garden plot, which could possibly be used as building land, belongs to these two condominiums and can be used from the large apartment.
The declaration of division stipulates that an additional roof terrace may also be built on the garden terraces.
The living areas of the apartments are 128 m² and 52 m². The communal plot of land is approx. 485 m² and the garden/building plot is approx. 557 m² in size and is in sole ownership without rights of use for the co-owners. Both apartments have their own entrance, independent of the main house, so that the apartments can also be used separately. All apartments are self-contained.
The large apartment with 125 m² extends over 2 floors (ground floor and first floor) and has 1 room, 1 kitchen, 1 bathroom as well as a large and a small storage room under the stairs on the ground floor. All rooms are accessible via a hallway. A staircase in the hallway leads to the attic of the extension. Here there is a spacious hallway from which you can reach the 4 living rooms and the bathroom. A staircase leads from one of the rooms to the attic, which has been converted into additional usable space.
The small 52 m² apartment consists of 2 living rooms, 1 bathroom, 1 separate WC and a spacious hallway. There is a kitchenette in one of the living rooms. The small apartment has a cellar room in the main building, which can be accessed either directly from the apartment or via the staircase of the main building.
Originally built in 1933, the small apartment was completely renovated in 1995 and the former warehouse was converted into a 5-room apartment. The floor heating in the main apartment only supplies the two apartments and can therefore be operated independently of the heating in the main house.
The walls of the main apartment were predominantly built using lightweight construction, so that it is easily possible to rethink and redesign the current floor plan. Just come and see for yourself.
The two apartments are defined in the declaration of division as an independent administrative unit, so that there is only a slight dependency on the main house. The declaration of division also stipulates that an additional roof terrace may be built on the garages by the owner of the large apartment.
