Property Description

The Villa Nolting of the former chocolate and confectionery manufacturer Ernst Nolting (Karina Schokolade) has a total of 449 m² of living space + 80 m² of usable space in the basement + 129 m² of cellar rooms. The living space is divided between the first floor (224 m²) and the upper floor (225 m²). The usable area includes an apartment for overnight guests in the basement. The villa has a full basement, partly with vaulted ceilings in the apartment with ceiling heights between 2.20 - 2.40 m.

The white, classicist villa, built in the Art Nouveau style on Herforder Wall, dates from 1900/1920. We acquired the villa in 2008 and completely renovated it. It continues to be treated with care.

Our villa is used both for working on the ground floor and for living. However, each of the two residential floors can also be lived in separately as a self-contained condominium via an existing declaration of division.

The fenced-in courtyard and garden offer parking for up to eight vehicles. There is an aluminum BioHort garden shed on the property for bicycles and garden tools as well as a Woodstock made of the same material for storing firewood for the tiled stove (ground floor) and the historic stove on the upper floor.


Furnishing

Double-glazed, custom-made wooden windows were installed throughout the house in 2004. The corridors were refurbished and tiled on the floor and walls in a special historical style. The bathrooms were redesigned in marble.

The terrace (36 m²) as well as the outdoor seating area I on the upper floor (13.1 m²) are shaded with awnings. Only a quarter of the size of the terrace and outdoor seating area I + II has been taken into account in the area calculation.

There is a large tiled stove in the living room / library (ground floor). A historic cast iron stove has been installed on the upper floor. Both stoves have an unlimited operating license.

The hot water supply was completely redone in 2008. The old electrics were renewed and generously supplemented. All heating pipes on the upper floor were also renewed and laid under plaster or flooring. The pipes in the sanitary rooms on the ground floor and in the basement were replaced, supplemented and extensively extended.

The large hot water tank (400 liters) from Vissmann (gas-fired) was also installed in 2008 and is supported by solar panels. The Vissmann heating system runs on gas.
