The plot is developed according to local standards and is located on a south-facing slope (SSO) below the Im Emmelacker access road. The building window is located in the upper part near the road. Below the building window there is a strip of greenery that currently separates the building site from the lower part of the garden. In the green strip itself, there is a large, healthy oak tree with two trunks (assessed by experts in 2024), which is undoubtedly a highlight of the property as a source of shade, natural air conditioning and perhaps a shelter for the future tree house.
The garden is protected from view by a neighbor's hedge without appearing cramped. If the green strip around the oak tree is removed, the property offers a beautiful view with distant alpine views in good weather.
There is no building obligation for the plot.
Attached you will find the development plan (graphic and text part) as well as the statutes for the development plan, both from the BürgerGIS of the city of Waldshut:

The property can be found there under "Parcels" - "Gurtweil" - "168" - "168, 5, Gurtweil".
The property is parcel 168/5 in the district of Gurtweil with a size of 974m².
The neighboring houses were built around 2010.
The property is conveniently located on the western outskirts of Gurtweil, right on the edge of the forest below the Hungerberg. The Gurtweil primary and secondary school is a good 5-minute walk away.
The street Im Emmelacker is a dead end. There is a turning area directly in front of the property. The plot itself is the penultimate building plot in the street. The last plot has not yet been built on either.
