This spacious detached or semi-detached house - flexible in use - with granny apartment is situated in a beautiful location on the outskirts of the village of Fell, in a quiet location at the end of a turning road on a 601 m² plot. Built in 1993 and extended in 2004, the property offers approx. 280 m² of living space spread over two floors, with enough room for a large family. The house has a high-quality fitted kitchen, a wood-burning stove (2023) and electric awnings (2021). The granny apartment (with separate entrance) in the outbuilding is suitable for various purposes, e.g. for grandparents, adult children and as a vacation apartment, office or practice. The residential units can be easily combined or divided as required. The heating and ancillary costs can be recorded separately, making them easy to divide.
The main building (built in 1993, 4 rooms, kitchen, bathroom, guest WC, approx. 210 m² living space, approx. 80 m² ancillary space):
The focal point of the first floor is the spacious and light-flooded kitchen with adjoining dining room. The high-quality kitchen (2018) is included in the purchase price. From the dining room you have direct access to the terrace and garden. The open hallway leads to the large living room, from which you can also access the terrace. The south-facing position of the terrace guarantees you sunshine until the early evening hours. There are 2 remote-controlled electric awnings (2021) installed here. The new wood-burning stove (2023) ensures cozy hours when needed in the transitional period or the cold season. On the first floor there is also a guest WC and a guest room, which can also be used as an office. A beautiful solid wood staircase leads to the upper floor with an open gallery. There are two bedrooms and a daylight bathroom with bathtub/shower.
There is currently a passageway on the upper floor to the upper floor of the outbuilding. There is plenty of space in the spacious and bright master bedroom with adjoining dressing room and a further room.
The outbuilding (built in 2004, 2x approx. 72m², terrace):
The granny apartment (with separate entrance) in the outbuilding is suitable for various purposes such as for grandparents, adult children or as a vacation apartment, office or practice. There is a kitchen in the granny apartment. The bathroom is equipped with a shower, bathtub and a niche for a washing machine and dryer. From the living area you can access a small, sunny terrace that is not visible from the main building.
The walls in the outbuilding are largely not load-bearing walls. This means that the number and distribution of rooms can be realized flexibly according to individual requirements. A staircase from the ground floor to the upper floor can be created with little effort.
This means that the residential units can be easily combined or divided as required. The heating and ancillary costs can be recorded separately and are therefore easy to divide.
In this respect, the building is very suitable for residential purposes and for renting out. In the current layout as a granny apartment with approx. 72m², a local net cold rent in the range of approx. 7-9TEUR p.a. including parking space can be achieved.
The cellar:
In the basement there is a shower in the spacious laundry room. There is also a large room with a window, which can be used as an office/bedroom or for other purposes. There is also an almost 40m² hobby room in the basement with the pellet heating system.
There is direct access to the garages from the basement.
Note: The photos may contain items that are not included in the purchase price.
Cable DSL is available; fiber optics is possible.
Parking spaces/garages
There is a landscaped double carport with skylights, 4 garage parking spaces and 5 parking spaces. The garage doors are electrified with radio remote control. In the area of the garage parking spaces there is a flexibly usable room of approx. 16 m². Garages and/or parking spaces could also be easily and profitably rented out separately. The double carport has a clear entry height of approx. 2.55 m and would therefore possibly also be suitable for mobile homes.
The technology:
The pellet central heating dates from 2013 and works very reliably, economically and flawlessly. Made by HDG, Made in Germany. There is a pellet storage room that can be filled from the outside with a storage capacity of approx. 6 tons.
The system works fully automatically, i.e. it supplies itself with pellets. No operator intervention is necessary.
The ash container must be emptied approximately every 4 months. This emptying is indicated in good time and is simple and clean to carry out.
The average pellet consumption over the last 5 years has been approx. 4.3 tons per year. One ton of pellets currently costs approx. 250 EUR free of charge and blown into the storage room. This means that with the current pellet prices, pellet costs of approx. 1,075 EUR can be expected with the current usage profile.
The pellet heating system is used to produce hot water for the main building during the heating period. In summer, hot water is generated via a flow heater. Hot water is supplied to the outbuilding all year round using an instantaneous water heater.
Photovoltaics:
An important modernization measure is the installation of a photovoltaic system in 2009/2010, which offers a feed-in tariff and can therefore contribute to financing.
Facts about PV:
Average production over the last 5 years: approx. 15,000 kWh per year
Average self-consumption: approx. 2,200 kWh per year
Average feed-in approx. 12,800 kWh per year
Feed-in tariff approx. 0.343 Euro/kWh
The feed-in tariff is guaranteed until 2029/2030 and, with the current constellation, generates approx. 472 euros net per month! plus the electricity consumed by the customer.
This means that the grid operator is likely to pay the owner of the property another 35-40 thousand euros over the next few years (no guarantee!). As the PV system is included in the purchase price, the real purchase price is lower by this amount!
After the end of the guaranteed feed-in tariff, the PV system will continue to relieve your budget with free electricity that you can use yourself!
You can use a buffer storage tank to significantly improve the balance.
