For sale is an 814m² property with an architect's house from 1939, which was gutted in 1998 and all media (electricity, IT, water/waste water, heating) were brought up to the state of the art. Windows and doors were renovated, as the substance is still very good. The original floorboards (pitch pine) were sanded down in all rooms and sealed with organic oil/wax.
Exterior:
The property is almost invisible due to the surrounding trees/hedges. We have landscaped the garden over the years into a self-sufficient garden which includes= several fruit trees, fruit bushes, as well as two vines, vegetable patches and a greenhouse. The greenhouse could be taken over. The roof is extended far forward on the terrace side and, together with the cherry tree, offers good protection from the sun.
The entrance door leads into the hallway, which has a refurbished original clinker floor. To the left is the guest WC. One door further on leads to the kitchen. The kitchen floor was subsequently laid with a clinker tile in a herringbone pattern based on the hallway floor. Straight ahead you enter the living/dining room (40m²), which is equipped with a large open fireplace (firewood is available), which invites you to cozy evenings in the cold season. To the right of the entrance door, a staircase leads to the 1st floor. Under the stairs there is a door to the cellar. Past the cellar door, you enter another room which is connected to the living/dining room (actually an L-room). This room is one step higher than the hallway or living/dining area, as the "air raid shelter" is located underneath.
Basement:
The staircase leads to the first room. There is storage space for miscellaneous items under the stairs. The boiler room is accessed from here. The Wolf central heating/domestic hot water system dates from 1995 and has always worked without any problems. Next to the boiler room is an approx. 24m² storage room for all sorts of things, which has two vaulted arches. To the right of the storage room is the anteroom (airlock) of the "air-raid shelter". With the exception of the airlock, all rooms have windows measuring approx. 80 x 80 cm. Additional light enters the rooms through the cellar shafts.
1ST FLOOR
The approx. 3.5 m² hallway leads to 4 rooms and the bathroom. Up the stairs and you enter a room measuring approx. 17 m². Here there is a ceiling-high built-in wardrobe with clothes rail and shelves in its original condition. To the left is a room of approx. 15 m² with balcony doors. The old balcony was no longer functional and was demolished, but can be rebuilt. On the left front side is the approx. 8 m² room which was used as a study. Opposite the study is a room measuring approx. 12 m². With the exception of the study, all rooms have an additional dormer window. Up the stairs and twice to the left you reach the approx. 4.5 m² bathroom, which is equipped with a WC, bathtub and HWB. A folding ladder leads from the hallway to the already insulated attic. This can be converted into an additional room.
