Looking for a vacation home or permanent residence on the Baltic Sea beach? Everything is possible!
Many wishes can be realized here. From a detached house with commercial outbuildings, two spacious detached houses, a semi-detached house with guest house to a multi-family house, everything is conceivable here and offers plenty of scope for creative ideas. Unfortunately, we will not be able to complete our passion project and would therefore be delighted if someone could be found to complete it.
On a 752 m² plot of land, a solidly built house typical of this area was erected around 1911. Over the years, the building has been renovated and modernized several times. Only 2 years ago, the first floor was extensively renovated and now houses a pretty 3-room apartment with a living space of approx. 73 m². A new floor structure was installed and all pipes were renewed. In 2023, a new modern combined heating system was installed in the building, which heats the first floor via underfloor heating and the upper floor via wall radiators and has sufficient capacity to also supply the rear building (information in the energy certificate still based on the old heating system). A real wood kitchen made by a carpenter with high-quality appliances as well as custom-made built-in cupboards and bathroom furniture will certainly give the new owners pleasure for a long time to come. Around 2000, the top floor was converted into a 2.5-room apartment with separate access and a living space of around 51 m². It would certainly be possible to combine the two living levels, creating a detached house with a living space of around 125 m². The house has a partial basement in which the utility connections are located. Over the course of the last year, the old barn was gutted, foundations reinforced, floors and ceilings as well as windows and doors renewed and the media connections prepared. A spacious garage was created and finally the plastering work on the interior and exterior was completed. This means that the interior can now be fitted out as desired or as planned.
Extensive work was also carried out on the exterior, the ground surface was redesigned, pipes were laid, old foundations were removed and a cistern was installed for the use of service water. In addition, various levels were created for outdoor terraces and up to 6 parking spaces would be possible on the property. The entire property is enclosed by a 2-meter-high wall, protecting it from prying eyes and street noise. Depending on the intended use of the two buildings (e.g. by two different parties), subletting or partial letting would also be ideal. However, even with a feasible division of the plot, each building would have a usable part of the plot with its own driveway.
In total, the rentable area of the two buildings comprises approx. 250 m² and just under 300 m² of usable space. The residential building with the two apartments has approx. 125 m² of living space plus 15 m² of basement space. The barn has an area of approx. 115 m² plus 27 m² of storage space/garage. With a clever division of the barn, 2-3 small separate apartments could also be created here and thus the entire ensemble could be divided into 4-5 ownership units and sold individually if required. There would also be space for an additional tiny house on the plot and a plateau has already been prepared for this.

The property on offer is located at the entrance to the charming village of Zempin in the heart of the sunny island of Usedom. The smallest seaside resort on the island is attractively situated at the narrowest point of the island of Usedom. The fishing village, which has been preserved in its original state, consists of small detached houses and smaller apartment buildings and has everything you could wish for on a beautiful vacation. A wide and never overcrowded sandy beach and the beautiful countryside border directly on Zempin and are within easy walking distance, as are all the facilities in this small, dreamy village. The resort has various restaurants, a few small stores, a summer cinema, a pretty beach promenade and a romantic little harbor. The neighboring seaside resorts of Zinnowitz and Koserow also offer a wide range of shops, supermarkets, DIY stores and leisure facilities. A good network of beautiful cycle paths, the Bäderbahn train stop in the immediate vicinity and various bus connections to the surrounding area ensure excellent transport links, for example to the nearby imperial resorts of Bansin, Ahlbeck and Heringsdorf or as far as Swinemünde.
