We are offering you an exciting new-build project in Steinfurt-Borghorst (Steinfurt district) with 32 residential units for sale. The property will be built to the KfW 40 standard (energy class A+) and barrier-free, using conventional solid construction methods.

The apartments are spread over a total of three residential blocks: one 2.5-storey residential block with 10 apartments each and two 2.5-storey residential blocks with 9 apartments each are planned. The three apartment blocks are connected by two single-storey residential units with 2 apartments each. The single-storey buildings have separate entrances from the outside. The other apartments are accessed in the traditional way via a staircase.

The apartment sizes vary between approx. 50 m², 75 m² and 90 m² of living space and are divided into two to three rooms, with one apartment being planned with five rooms. Furnishing

The buildings are constructed with the QNG seal (Quality Seal for Sustainable Buildings), meaning that the construction work is of above-average quality in terms of sustainability-relevant features and characteristics.

The bathrooms will be tiled all around up to a height of 1.25 m as well as in the shower area. The floors of the bathrooms, kitchens, corridors, utility and storage rooms as well as living and dining rooms will also be tiled. The upper floors of the bedrooms and dressing rooms are not included in the costs. However, the coordination of this work can be taken over by arrangement.

The walls and ceilings of the apartments are plastered. However, the painting work is not included.

Plastic tilt and turn windows with triple glazing are installed. Shading is provided by electrically operated plastic exterior roller shutters.

The electrics will be installed in accordance with current requirements. For example, all living rooms and bedrooms have network sockets. Each residential block has a separate elevator that runs from the underground car park to the top floor.

A geothermal heat pump is planned for heating. The apartments are heated by underfloor heating. The bathrooms are also equipped with towel radiators.

The bathroom ceramics are planned in white, the fittings in chrome. Change requests can be taken into account. Branded products will be used in the calculation. The showers will be at ground level.

The floor plans and layouts of the apartments as well as the number of units can still be adapted.
