About this dream house

Property Description

The property was built in 1995 in Gifhorn in a traffic-calmed residential area with mature trees at the end of a cul-de-sac. Its restrained architecture blends in perfectly with the natural surroundings. It is only at second glance that the special architectural position of this family home, which is inhabited by the owner himself, becomes apparent, particularly from the largely hidden garden view. The interior reveals an extraordinary floor plan with unique solutions and very high-quality fittings.

The layout and functions of the living and usable areas are designed in such a way that the house can be used by both a smaller and a larger family with many amenities. The rooms are generously proportioned and also offer space for hobbies or can also be used as separate offices, e.g. for a consultancy firm. Nine rooms are available for individual design.

After entering the family home and passing through the first vestibule with checkroom and guest WC, you find yourself in the center of the house, a spacious hallway with a double-flight, self-supporting U-shaped staircase with half landing. The staircase leads to an open gallery on the upper floor.

From the hallway, you reach a utility room, a room, the kitchen, the dining room, the living area and a study on the first floor. Floor-to-ceiling glass elements provide a view from the hallway through the dining room into the garden.

The richly equipped eat-in kitchen can be the favorite room for the whole family. A cooking island in the middle of the room visually separates the large dining area with conservatory from the cooking area. The dining room is located right next to the eat-in kitchen. The very spacious living area is directly adjacent to it. In a lowered part of the living area with conservatory, there is a brick-built wood-burning stove with an air circulation system.

Floor-to-ceiling door and window elements and conservatories with highly insulating glazing allow plenty of daylight into the house and give the impression of being surrounded by greenery.

On the upper floor, the open gallery leads directly into the main rooms. Of particular note are two large (children's) rooms measuring approx. 33 sqm and approx. 38 sqm respectively, both of which have their own covered balcony. A converted loft can be reached from each of these rooms via a solid wooden staircase.

The master bedroom has an open gable construction with a large window front and also has a covered balcony. Next to it is a dressing room and an en-suite bathroom. A second full bathroom is available for the children or guests.

The gallery also leads to an adjoining hallway. This leads to another large room, the sauna, a laundry room and the boiler room.

An in-house garage (approx. 50 sqm) for two vehicles allows convenient and unobserved loading and unloading. Next to the garage there is a utility room of approx. 20 sqm for bicycles and equipment. Parking spaces for a further two to three vehicles are available in the courtyard.

A large, sunken and therefore wind-protected terrace is accessible from the kitchen and living area. The garden surrounds the house and is characterized by old deciduous trees, perennials, evergreen plants and a large shady lawn in front of and behind the house.

The house and residents are protected by a multi-level electronic and mechanical security concept, which was developed in collaboration with Volkswagen Group Security. This includes a connection to an emergency call control center and a security company.

Furnishing

Solid construction: double-shell brickwork with red hand-formed clinker, 6 cm core insulation and 24 cm vertically perforated bricks, approx. 43 cm thick.
The pitched roof is constructed as a "Harzer double roof" (solid wood formwork) with 16 cm fiber insulation. The roof is covered with red concrete roof tiles from Braas, double-S shape.
The roof drainage, gutters and downpipes, as well as the edging of the dormers and skylights are made of durable copper.
The family home has been continuously renovated, including: Solid wood flooring in 2004, 2013 and 2018, garden sprinkler system in 2006 and 2015, Miele built-in appliances in the kitchen in 2015, 2016 and 2023, rainwater infiltration system in 2006 and 2018.
In 2018, all non-brick exterior elements were professionally painted: Windows, roof shelters, doors, garage door, rafters, beams, dormers, balcony railings, undersides of balconies, beams and plastered walls.
Historic cobblestones were laid in the spacious courtyard leading up to the front door, the paths surrounding the house and on the large garden terrace.
All windows are genuine solid wood sash windows.
Siematic kitchen with Miele built-in appliances and granite worktops.
Wood-burning stove with air circulation system (Buderus, 10 kw nominal heat) in the living area.
The parents' bathroom on the upper floor is made of white Greek crystal marble and has a shower, a whirlpool corner bath, WC, bidet and two washbasins.
The children's bathroom on the upper floor is also fully equipped with a shower, WC, corner bath and washbasin.
The guest WC on the first floor has a shower as well as a WC and washbasin.
The fittings in the guest WC and in the parents' bathroom are from Dornbracht, in the children's bathroom from Hans Grohe
Large family sauna from TEKA-Saunabau (approx. W 238 x D 238 x H 200).
The first floor is fitted throughout with high-quality, easy-care Italian ceramic tiles from Tagina in a Mediterranean style.
With the exception of the wet rooms and the sauna, the upper floor has real wood flooring. There is maple solid wood parquet in the two children's rooms and the same solid oak planks (brushed, oiled) in the other rooms as on the landing staircase and solid oak parquet in the same finish as the solid oak planks in a room with underfloor heating.
On the first floor and partly on the upper floor, the extensive electrical equipment is complemented by LED spotlights embedded in the ceilings. There are TV connection sockets in numerous rooms. A house call system with several intercoms is installed.
Internet: Fiber optic connection with 1000 Mbit/s download and 500 Mbit/s upload (additional connections from Telekom and Kabel Deutschland/Vodafone are available).
The gas condensing heating system has two heating circuits. Underfloor heating (copper pipes) provides heat on the ground floor. On the upper floor, the second heating circuit supplies the radiators in all rooms. The two bathrooms, the sauna, the laundry room and an additional room on the upper floor have separate underfloor heating loops in addition to the radiators.
The heating system (condensing boiler and hot water tank) was replaced in 2011. The heat exchanger was replaced in 2023.
Surface drainage (precipitation and rainwater) is achieved by infiltration on the property. The infiltration system was renewed in two sections in 2006 and 2018. Sufficient reserves have been provided for future heavy rainfall events.
Computer-controlled irrigation system (Hunter company) for the garden and lawns.
The living space figures refer to the 1995 calculation method, which did not include balconies or terraces.

Location

Location description

The district town of Gifhorn, with around 44,000 inhabitants, is the cultural and economic center of the district of the same name. The idyllic mill town offers a charming water, forest and heathland landscape for relaxing leisure activities and is therefore a particularly popular place to live for families, but also for people working in Braunschweig and Wolfsburg. Braunschweig and Wolfsburg can be reached quickly via federal highways 4 and 188. Gifhorn offers all utilities and all general and secondary schools.

The mature, traffic-calmed residential area with mature trees is located on a ridge that was formed as an ice age moraine and is therefore approx. 10 to 15 meters above Gifhorn town center. The property is therefore characterized by sandy, well-drained soil. Flooding is not to be expected in this location.

The property is located at the end of a cul-de-sac. Gifhorn town hall and the pedestrian zone are only two kilometers away. The same applies to the hospital. Kindergartens and a supermarket are within walking distance. Schools can be reached by bike in just a few minutes. The slip roads to the B4 and B188 can be reached quickly by car. There is a bus stop approx. 250 m away. Forest areas and other local recreation areas as well as the Golf Club Gifhorn e.V. are in the immediate vicinity.

The special feature of this property, despite its proximity to the center, is the extraordinary, natural and quiet property, which promises relaxation from everyday life. The spacious plot of 1,557 sqm and the surrounding area are characterized by tall deciduous trees and dense planting. Squirrels, hedgehogs and many bird species feel at home here. The main part of the house, the terrace and the garden are not visible from the cul-de-sac and allow for carefree use of the garden.
