The single-storey half-timbered house was built around 1900. The visible timber framework has a clinker brick lining. The building has a partial basement.
The attic was subsequently extended, resulting in a total living space of a proud 218.53 m². This extends on the first floor (108.20 m²) to a living room with a passageway and a cozy warm-air tiled stove, a very spacious kitchen and two rooms.
A wooden staircase leads to the converted attic (110.33 m²), which houses a further 4 rooms and a second bathroom. The rooms are all equipped with a washbasin. A separation into two apartments is possible without great effort.
This provides the basis for a variety of possible uses, as the individual rooms can be rented out, e.g. as a student flat share for seasonal workers, or used by a large family with many children. Separation into two separate apartments and letting as vacation apartments would also be conceivable.
Another wooden staircase leads from the ground floor to the basement. This is where the heating system is located, which uses an oil-fired boiler to provide central hot water for the panel radiators in the rooms. A previously unused gas connection for the conversion to a condensing boiler is located in the basement.
Behind the house, a quiet garden invites you to relax or let off steam. As the house was built detached and is close to the tracks, nothing stands in the way of a more turbulent use of the house.
The house is vacant and can be occupied immediately.
The plot is 757 m² in total, of which 300 m² is building land and 457 m² is garden land. Part of the garden, 210 m², is currently still leased for an annual rent of €300.00. Early termination by the new owner is possible according to the lease agreement, otherwise it ends regularly on 30.04.2026.
There is also a rental agreement for a parking space in front of the front door, currently for €20.00 per month, which can be taken over if necessary. A rededication of the garden land, in the heart of Eisenach, into building land can be examined.
