Building:
The house was planned in 1987 as an architect's house for a family of four to five including an office, completed the following year and occupied by my family.
The floor space of the two-storey house, which has no basement, is 337 sqm, of which 282 sqm is living space. The house has a double garage with an electric garage door and an additional parking space in front of the house. Both floors have a separate entrance.
The plot is rectangular in shape and has a size of 882sqm.

There are 2.5-4 rooms on the first floor (depending on how you count):
If you enter the house through the lower entrance door, you will find yourself in the spacious hallway. While the solid wooden staircase from the year of construction leads to the upper floor on the right, the cooking and dining area (20.5 sqm) is on the left. The dining room is separated from the fitted kitchen (see fittings) by a counter. Next door is a spacious living room (35 sqm) with a tiled stove (see features) and access to the terraces and the spacious garden. Back in the hallway to the left of the living area is a checkroom with adjoining guest WC. Opposite the living room is a storage room (4.5 sqm), a small storage room under the stairs, the workshop (4.5 sqm) or the spacious hobby room (27 sqm) with direct access to the double garage (37 sqm) and the boiler room. From the garage you also have direct access to the garden.
The upper floor has 7.5 rooms:
To the left of the staircase you will find 2 bedrooms/children's rooms, the furnished utility room and a Colani bathroom with shower and bidet. From the two rear rooms facing south-east, you have direct access to the balcony. To the right of the staircase is another bathroom with shower and bathtub as well as connections for washing machine and exhaust air dryer, and opposite is the guest room. If you move further to the right from there, you will reach a large central room that can be used as a living room or home office/office space, for example. Adjacent to this you will find two further rooms, which can be used as additional home office/office rooms or as further, large bedrooms or guest rooms. The upper external door is separated by a vestibule, behind which there is another guest WC.
Additional storage space is provided by the attic under the roof, accessible from the hallway on the upper floor via a loft ladder.
Special features: Our office area - your future granny apartment?
The front part on the upper floor was originally designed as an office, so it has its own electrical circuit and can be converted into an 85 sqm granny apartment with 3.5 rooms with little structural work. The large room on the south-west side was originally divided into two separate rooms.
Garden/terrace/balcony:
Two terraces can be accessed from the living room with its large southwest-facing windows: An approx. 40sqm south-east terrace is ideal for brunch, while the south-west terrace, which is only slightly smaller at approx. 35sqm, is perfect for barbecues later on.
The large, fully fenced garden, which is hidden from view by lush hedges and trees, also offers a variety of possibilities, for example for playing soccer and badminton with the family. There is space for tools and play equipment in the garden shed.
The south-east side has a balcony of approx. 13 sqm, accessible from two rooms on the upper floor, with a fantastic view of the fields.

Floors: The living rooms on the first floor are tiled and equipped with *underfloor heating*, the hobby room has normal radiators and a PVC floor.
The upper floor is dominated by laminate and PVC, in some rooms the carpeting from the year of construction is still present. There are regular radiators in every room.
The guest room and the utility room are fully furnished with some solid built-in wardrobes. The high-quality *built-in kitchen* is custom-made and dates from 2011.
All windows are wooden, double-glazed and fitted with shutters (except in the hobby room and boiler room). The shutters on the first floor have been replaced in the meantime and are made of aluminum, the two large shutters on the patio door in the living room are of course electrified.
The living room has a centrally located *tiled stove* in the house, which can also heat the hallway and a bedroom/children's room and the guest room on the upper floor (through the warmth of the fireplace).
The gas heating with central hot water preparation dates from 2016.
The combustion chamber of the tiled stove was only replaced in 2021, so the stove meets the new/current legal standards.
The fittings in the shower room were designed by Luigi Colani (1928-2019).
Since its construction, the house has undergone continuous cosmetic repairs and minor maintenance measures. Nevertheless, there has been a small backlog of recommendable renovations over the last few years.
Energy certificate from 2024 is available.
Surroundings:
The house is located in a quiet residential area (play street) with mainly single-family houses, most of which were built between the seventies and nineties. The street is connected to the fiber optic network, all residents' fees have been paid.
Hadamar is a town with around 13,000 inhabitants and is located between the district town of Limburg and the rural Westerwald. This makes it quiet and manageable - after a short walk through the residential area, you can be in the forest, by the Elbbach stream or in the fields. Nevertheless, it offers a very good infrastructure. All stores for daily needs are within easy reach: the nearest pharmacy, Aldi, Rewe, dm and Penny are all less than a kilometer away; the town center is also within walking distance.
Education:
There is a kindergarten in the immediate vicinity and the elementary school in Niederhadamar is also within easy reach. The comprehensive school with a grammar school branch (catchment area of the entire lower Westerwald) is also less than 1 km away - classmates were always envious of the short journey to school! Even after finishing school, you can continue your studies in the neighborhood - the glass school is also just a short distance away.
Amenities:
Doctors, dentists, specialist stores, restaurants etc. are located in the town center, which is about 1.5 kilometers away.
And if Hadamar doesn't have enough to offer: Within a quarter of an hour by car or bus, you are in the middle of the district town of Limburg. The two nearest bus stops are about a 7-minute walk from the house. In the other direction, and also only about 15 minutes away, is the town of Montabaur with its well-known outlet. Hadamar is connected to the Limburg - Au(Sieg) railroad line with stops in Niederhadamar, Limburg and Montabaur on the regional and long-distance services (West Hesse and Westerwald respectively).
