Fancy country life? Your dream will come true here.
We have developed four large building plots in the Kehdingbruch district of Belum. Of these, only one plot is still available for building a detached house in the midst of beautiful nature with an unobstructed view to the south.
The plot no. 17 b (parcel 63/7) has a width of approx. 28 meters and a depth of approx. 64 meters, the total area is 1,796 m².
In addition, there is the share of the access parcel 63/6 (25% of 1,265 m²) with 316 m².
The total area is therefore 2,112 m².
There is no development plan for the site. BauGB § 34 (neighboring development) therefore applies. It is desirable for the development to fit harmoniously into the ensemble of the three houses already built and under construction.
There is also a generous regulation regarding the depth of the building window:
The southern building boundary - i.e. up to where you can build - runs 50 meters parallel to the southern bank of the "Kehdingbrucher Wettern" drainage canal.
This gives you plenty of scope to build the house as far away from the road as possible.
from the road.
Nevertheless, the layout of the plot still leaves you plenty of space for a south-facing terrace and garden.
south-facing terrace and garden.
The plot is fully developed. Supply lines for electricity, water and telecommunications (empty fiber optic pipe) are located along the northern property boundary in the area of the shared driveway.
A private residents' road (currently still a construction road) on the access plot connects all the building plots to the main road via the Wetternbrücke bridge.
The bridge itself has been reinforced with a solid reinforced concrete slab so that even heavy construction vehicles can pass over it.
By the way: In cooperation with Deutsche Glasfaser, empty conduits were laid right up to the property so that nothing stands in the way of a fiber optic connection. With 1,000 MBit/sec you are quickly connected to the whole world!
As the village does not have a public sewage system, the wastewater has to be treated on site in small sewage treatment plants. Electroless small sewage treatment plants (e.g. from Biorock, Klärchen or ClearFox), which are easy to install and require little maintenance, have proven their worth in the area.
Additional costs include the proportionate costs for surveying, land registry and notary amounting to approx. EUR 1,800.00 as well as for the construction of the common access road (construction road incl. bridge reinforcement) and the laying of the branch lines (electricity, water, fiber optic conduit) amounting to approx. EUR 8,140.00.
The building plot is sold privately, there are no estate agent costs. This saves you over EUR 3,000 alone.
In the meantime, the house construction activities on the plots of your future neighbors
already well advanced.
They have opted for prefabricated house variants, which brings significant cost and construction time savings.
So this is just the right time for a site inspection. And perhaps
for a get-to-know-you chat with the neighbors.
The building plot is located in Belum, in the Kehdingbruch district, on the former "Alter Meyer-Hof" estate.
Due to its southern exposure, you have a wonderful view over lush pastures, criss-crossed by ditches and lined with old trees.
The nearest larger towns of Cadenberge and Otterndorf
- with schools, shopping facilities, DIY stores, post office, banks, doctors, pharmacies, authorities,
train stations - are only a few minutes' drive away. You can reach Cuxhaven and the beaches of the North Sea via the B 73 in just under half an hour.
The building plot is located at the eastern entrance to the village, not far from the "Deichschlippe/Auestade" junction on the L 144 national road.
You can reach it via a bridge over the Kehdingbrucher Wettern and a shared residential road, currently still a construction road.
The corridor of wetterns and adjacent biotope strip with old trees provide a high degree of
a high degree of seclusion and privacy.
