House 2 (owner 2) is a two-family house that is currently used as a single-family house. Until 2012 it was used as a vacation home with two separate apartments.
On the first floor (barrier-free access) there is a large kitchen with dining area (fitted kitchen from 2020 including dining area) as well as a living room and bedroom. The kitchen and living room have direct access to the balcony facing southwest (distant view as described above), where you can sit for long evenings. On the other side of the house is the newly paved courtyard, where there is also a seating area. The daylight bathroom with shower (barrier-free) was completely renovated in 2018.
The upper floor has the same room layout as the first floor, the bathroom with bathtub was renovated in 2021. A room-saving staircase leads to another room with a small toilet, a second room is prepared for conversion.

Next to house 2 (owner 2) is the "expansion reserve", the former cowshed, the front part of which has been converted into a garage, the room in front of it on the courtyard side currently serves as a tack room, next to it are the laundry room, boiler room and the oil tank room. Above this is a full storey with straight walls and an attic, which is still to be extended. Planning permission has been granted for the extension, although this has expired, but can be reactivated according to the building authority.
Outdoor facilities
House 2 and 3 have a shared paved courtyard area, which is ideal for playing, cycling and rollerblading. There are seven parking spaces at the rear, also suitable for horse trailers and mobile homes. The yard offers plenty of space for approx. 10 vehicles and is enclosed by a dog and child-proof metal fence and an electrically operated gate five meters wide. There are a further 7 parking spaces in front of the house on the street side.


On the courtyard side, houses 2 and 3 have a canopy measuring approx. 14 m x 3.6 m, which can be used for wind-protected parking spaces and a terrace.

On the right-hand side of the courtyard is a large courtyard barn measuring 10 m x 10 m with 2 sliding gates. It is used as a mobile home garage, party barn, storage room for bicycles and children's vehicles and occasionally as a storage room. There is also space for our tractor/farm loader.
At the back are two storage rooms and a wood store in need of renovation. A 10 m x 10 m yard barn with 2 sliding gates currently serves as a garage for our motorhome, wood storage and bicycle garage. There is also space for our tractor/farm loader.
An extension adjacent to the farm barn, built in 2008, measuring 12m x 5m, was used as a warehouse and workshop for a craft business.
The horse area can be accessed from the courtyard or through the workshop.

Stables

A modern, easy-care stable facility (5x15m in size) with a hayloft above, was built in 2018 as an open stable and offers space for 6 to 8 horses. There is an emergency box. In the front area there is a large storage area, which could be converted into a separate stable. The associated paddock area is approx. 1000 m² in size and has access to a natural spring, which is open all year round and serves as a drinking trough for our horses, and to all the adjacent parceled pastures. The horses can therefore be driven to the various pastures without any problems and it is not necessary to lead them there. There is a weatherproof, concreted area in front of the drinking trough.
A riding arena (450m² in size) with floodlights was built in 2020 and is separated from the paddock by a fence.
Another field barn is currently unused, where old equipment and a spare tractor are stored.
In front of the open stable is the large paddock (paddock 1), which is mostly paved with various materials.
Next to the open stable is a covered, concreted manure shed, built in 2022. The manure is currently removed once a year by a farmer who also supplies us with very good quality hay.
There is a second, paved open stable (8x4 m) next to the manure shed, which we currently use for storage. Around this open stable is a run with a wooden fence, which has direct access to a pasture (we call it Kinoweide, as it can be seen from house 1).
All the other pastures can be reached from run 1 via three different gates. The outside fences (made of larch wood) were renewed in 2022 and 2023.



Viewing is possible at any time by appointment. As you can see from the advertisement, these are two connected and perfectly usable properties, which we would like to sell together if possible. However, individual sales would also be possible by arrangement.

Our property, a former farm, is located between Willingen and Diemelsee in northern Hesse with a wonderful view of the countryside. Situated on a low-traffic cul-de-sac, there is another farm in the immediate vicinity, the associated village is two kilometers away. Willingen's districts with good restaurants, shopping facilities and the hustle and bustle of tourism are 5-10 km away.

The Willingen ski area with pistes, lifts, cable car and the Ettelsberg tower can be seen from the terrace of the house, 8 km away. The Diemelsteig and Uplandsteig hiking trails lead past the house, the Dommel mountain with its viewing tower is 600 m away.
Extensive riding opportunities are available directly from our farm, several circular routes through forests and meadows open up the near and far surroundings, because there is no riding ban in northern Hesse. Since this summer there is an additional attraction, the very popular bicycle adventure trail.

Infrastructure

The extensive riding area can be accessed directly from the farm, with routes ranging from 20 minutes to infinity. Lake Diemelsee, for example, can be reached on horseback in 1.5 hours. The Hessian riding law is very liberal, in all the years we have been riding here there have never been any problems with hunters, foresters or other forest users.
The bus stop is 1.2 km away, the schools in Adorf (primary and middle school) and Willingen (cooperative comprehensive school with primary, secondary, intermediate and grammar school sections) can be reached by bus. Kindergartens are located in Heringhausen, Adorf, Schwalefeld and Eimelrod.
The farm was inhabited by grandparents and son with family. Unfortunately, we, the grandparents, are no longer able to keep the farm for health reasons.
The two farms are separated in the land register and could also be sold separately. However, a joint purchase of the property offers more opportunities.

Possible uses are: Multi-generational house, horse keeping, vacation apartments, seminar room, etc. The Diemelsteig and Uplandsteig hiking trails as well as the new cycle trail directly in front of the house provide grateful guests.
