In a very good residential area of Ahrensburg, on a large plot of 1500 m², a small residential complex is being built in timber construction on a solid base storey. There are 10 units in total, spread over two buildings with 4 and 6 units respectively. A studio space is also on board, which can be used as an office, practice, etc.
One or more buyers / investors are being sought for the smaller of the two buildings at the rear of the property! There are 4 residential units with a total of 446 m² of living space.
The building resembles a spacious semi-detached house, but also has two attached, penthouse-like granny apartments (2-3 rooms) with large roof terraces. It would therefore also be very suitable as a multi-generational residential project.
Like our previous projects, the residential complex is characterized by its modern and somewhat unusual architecture while at the same time being energy-efficient.
The plot would be divided roughly down the middle to turn the residential complex into two individual properties, which could also be further divided into individual condominiums via a declaration of division.
Both buildings would then share the pedestrian access axis on the north side of the property and the parking areas close to the street. Otherwise, both buildings would be completely self-sufficient.
Two different variants are conceivable:
1. purchase of the turnkey building including outdoor facilities ..... or
2. advance purchase of the rear part of the plot and pro rata assumption of the costs incurred for the construction of the house and the outdoor facilities.
In this way, a buyer could still influence the interior fittings and garden design.
All of the planned 10 units have their own entrances from the outside. Large glazed areas and generous outdoor living spaces provide a wonderful connection to the surrounding open spaces. This is quiet and green living at its best in a residential area that is very suitable for families and has been growing for decades!
- Day nurseries, elementary school and secondary schools are within easy walking or cycling distance,
- There is a bus stop right outside the door for public transport users,
-the nearest subway station (HVV U1) can be reached on foot in 5-10 minutes
-the regional train is only approx. 1.5 km away
-The A1 highway can be reached in a few minutes by car.
