Property Description

On offer is a well-preserved farmhouse with adjoining stable in a small part of the municipality of Winsen (Aller) in the district of Celle in Lower Saxony. The village is picturesquely situated on the River Aller and near the tributary Örtze.

It is the ideal starting point for families, craftsmen or communities to realize their own dream property.
It can be designed as a 2-family or multi-generational home, it can combine working and living and a large covered parking area can be used in many ways.

The adjoining former stable was completed in 1875. The house probably dates from the same period.
The roof truss caught fire in the middle of the last century. The house was then raised by one storey.
The house has double pointing brickwork. The roof was tiled between 1960 and 1980.

The house has around 200 square meters on the first floor and 1st floor. There is also an attic that can be converted.
The first floor was renovated in 2014. The interior walls were exposed down to the bricks and insulated from the inside with a layer of clay, 60mm wood fiber insulation boards and another layer of clay.
The floor was laid with pine/spruce wood (27mm).

During the renovation, great importance was attached to the health safety of the building materials used.

In the course of this, parts of the electrics, including the house connection, were renewed and an E-check was carried out.

The Weisshaupt gas heating dates from 1995 and generally has an efficiency of approx. 96%.

The property also has two wood-burning stoves on the first floor and a small workshop stove on the upper floor.
Thanks to a clever ventilation system (as was often the case in the past), the upper floor can also be heated by the stoves on the first floor.
All but 2 rooms can therefore be heated directly with the 3 wood-burning stoves.
