These plots are located slightly above a wet lowland (foothills of the Rhinluchs), which - being boggy - can never be cultivated economically. Genuine natural atmosphere and pure tranquillity. Partially unobstructed distant views to the west and downhill are possible.
You only pay for your house, possibly a semi-detached house. Developer-free. Free of building encumbrances, free of contaminated sites. Building plot ideal according to expert information.
No building restrictions in terms of time and in an environment that has grown in until approx. 2005 with pretty one to two-storey houses and well-kept properties.
No high-voltage power lines, wind turbines, mast farms, solar parks or similar present or known plans. Agricultural disturbances such as summer field irrigation not perceived. The area borders on uncultivated land. Cattle manure, fattening odors, tractor and machine noise, "village" or similar? Not here.
The old parceled-out plots (see Brandenburg Viewer) could be merged or enlarged if necessary. The outlined plots are merely suggestions.
Development plan no. 6 "Am Karnickelberg"; with the stipulations of two full storeys, "Toskanahaus", "Stadtvilla", "Stadthaus" etc. would probably also be possible. Minimum plot size of 600 sqm for a semi-detached house, 500 sqm for an detached house.
For professionals: Notarization with planning permission according to § 33 BauGB.
Fully developed with all connections in the street. There are already pipes for gas, water, sewage, electricity up to approx. 25 to 40 cm into the plot, which is already included in the price. No more development charges. Roof tanning for photovoltaics not possible. Broadband connections with 100 MBit are available according to online information.
Sale unencumbered by me as owner.
We can negotiate the due date of your development contribution included in the property price (gas, water, sewage, electricity, road, street lighting, ecological compensation measures, surveying, etc.).
Access permitted at your own risk.
You can download further photos, videos of the surrounding area, detailed planning documents for the development and the lines etc. if you log in to www.freemail.de at the e-mail address eisena37 ätt web.de with the password "Datenschutz$1". There in the online storage you will find everything that banks may request anyway and portals may reject due to file size.
We would prefer to speak to you personally after you have used the deposited items and inspected them yourself. Due to the demand, please be considerate enough not to bother the authorities or the planning office with questions.
The bidding process means that you select a specific plot of land, possibly also sketch alternatives graphically and submit a price bid for it. In any case, I will be in touch and look forward to talking to you.
Herzberg (Mark), with 666 inhabitants, is part of the Lindow district in the eastern part of the Ostprignitz-Ruppin administrative district, close to Berlin. Away from the hustle and bustle of the big city and in the middle of a water-rich and green natural landscape, but not "jottweedee" and as a federal highway junction and with a mini train station.
A renowned kindergarten is within walking distance without crossing the road, but there is no elementary school and only a farm store as a local supplier. Most locals use the picturesque district town of Neuruppin or Lindow for many things.
Approximate distances from the property:
Neuruppin 14 km
Lindow (Mark) 8 km
Löwenberg (Mark) 13 km
Kremmen 17 km
Oranienburg 31 km
There are no traffic lights on the Autobahn 24 (Hamburg - Berlin) and only two traffic lights on the Berliner Ring. With the extension of the four-lane B 96, Berlin can be reached by car in under an hour, even during rush hour.
Alternative rail connections from Karnickelberg:
- Herzberg (Mark) - regional train - in town approx. 950 meters and
- Wustrau-Radensleben (Prignitz-Express) approx. 7,200 meters,
so that commuting is also environmentally friendly.
Via the modern Park & Ride facilities at the stations Löwenberg (13 km), Neuruppin (approx. 14 km) and Wustrau-Radensleben (a good 7 km) with parking in each case less than 80 meters walking distance to the track without changing trains to Berlin (Hennigsdorf, Spandau, Gesundbrunnen, Lichtenberg, Hauptbahnhof, Potsdamer Platz, Südkreuz, Ostkreuz ...).

Due to its location in the outer Berlin "bacon belt", the extremely attractive Neuruppin region offers both proximity to the capital and a high recreational value with water (!), forest and infrastructure far removed from industry. In addition to agriculture, the area is characterized above all by medium-sized businesses and handicraft enterprises; 27-hole golf course in Wall a good 8 km away.
Cranes, birds of prey, herons, herds of red deer with up to 32 animals etc. ...? You're more likely to find them here than youth gangs, graffiti and the disadvantages of a city with an increasingly overstretched infrastructure. Sending children out the front door with street chalk? ... or into vast forests, meadows and fields? Possible here.
Or simply enjoy the peace and quiet after work or business.
