Object description/history:
Almost in the middle of the city: there are usually either newer "townhouses" without a nice garden or with a tiny green area that can be seen by every passer-by. Or there is this property.
The detached house faces the street at the front of the plot, with space for up to 4 cars in the driveway next to it.
To the rear, a large garden invites you to linger, and the other courtyard area also offers scope for personal design.
There is an outbuilding, which has been completely renovated on the inside (not yet completed on the outside) and consists of 2 floors, each with 1 large room. An external staircase leads to the 2nd floor. Under the stairs there is a new mini-bathroom with WC and washbasin. The "little house" makes every DIY enthusiast's heart beat faster if it is used as a workshop, but it could also be used as a storage room, sports room or hobby room.
There are 2 further sheds available, but these should be demolished and/or rebuilt.
At the rear of the property there is a covered storage area for e.g. firewood and a covered bicycle parking area.
It would also be feasible to build another detached house at the back of the plot.
The house dates from before 1900, estimated between 1880 and 1900. The "history", which could be documented, began in 1935 with a letter from the Landesbank at the time. After that, the house became "more alive". In 1936, the house was transferred from the then mother to the previous owner. The latter was born in 1911 and grew up in the house.
Plans and applications with permits from 1938 onwards can be found for the structural history. In 1939, the extension to the rear area followed with the installation of a cellar staircase from the inside (previously there was only one from the outside). During the war years, the building site was quiet (no doubt due to the economic opportunities).
In 1951, the roof was extended and more living space was gained with a "dormer" facing the street.
In 1955, 4 smaller windows on the street side were replaced by 2 large windows.
In 1994, the water connection from the street was renewed.
2005 Installation of a GAS central heating system
2006 Purchase by the current owners and start of the complete renovation of the residential building:
- Renewal of the entire house electrics with extras (electric shutters (on the ground floor), as well as in the living room elaborately laid empty conduit installation under the tiles for home theater applications.
- Empty conduit connections from the roof to the basement for possible retrofitting of solar energy
- Conversion of lighting to LED (majority)
- Renewal of the entire sanitary facilities and radiators
- Tiling and underfloor heating on the ground floor
- Courtyard access via new 2-leaf electrically operated steel gate and a wicket door
- 2022 Roof completely renewed and insulated (also dormer walls and surfaces)
Room layout:
The lovingly renovated basement offers a little extra in the laundry room, for example - a custom-made
worktop under which the washing machine and dryer have their place :)
A separate entrance including a new cellar staircase was also built from the outside to the cellar.
The first floor consists of a living and dining room, a spacious kitchen, a shower-bathroom
with WC, a children's/bedroom/hobby/guest room and a small terrace.
The bathroom on the upper floor offers enough space and is equipped with a corner bathtub.
There is also a bedroom on this floor with a walk-in closet (can also be used as an office).
can also be used as an office.
The beautiful gallery leads to the roof terrace (the only thing missing here is the desired floor covering
and a railing.
